What documents should I have to rent a property?

If you are in the process of renting a property, it is important to know the documents you must collect before entering into the lease.

  • Copy of the employment contract;
  • Residence certificate;
  • Tax identification number (TIN);
  • Copy of the last IRS statement (To know the effort rate between what you receive and what you pay in rent)
  • Copy of the last two salary slips
  • References (family members, employer, previous landlord, suppliers, customers, the pope, etc., serve to assess credibility / honesty and for future contacts)
  • Guarantor (to ensure that someone pays the rent in case of default)
  • Security deposit (to guarantee the good conservation of the property)
  • You will also need to know the marriage regime

The tenant must include in the contract the identification of his spouse, if he is married.
Additionally, if the tenant is a company, it is necessary to prove, through a certificate from the Commercial Registry Office, which person has the power to sign the lease.
